Getting clients to the closing table - 3 Ways Lindsey can help:
1. Preferred asset in balance sheets
Mortgage broker will go through the balance sheets
Permanent life insurance policy - they will hold cash value , low interest rate, they are paying themselves back.
There will be significant amount of cash.
Example: Client that wanted to buy a commercial property in Dallas - he will be able to cash the money from the life insurance.
You need to know where the money is coming from
Cash value life insurance.

2. 401 k Plan
401 k and other plans available
if the client is +59 years old they can access to the value in the plan without any penalties
They can also take a temporary loan in 401k plan
First time home buyers
First time home buyers have a special exemption (removes taxes and penalties from IRS) and they can still use the 401k plan
They can take money from 401k plan and need to put it back in 45 days

3. Mortgages
See pension plans, and fees to withdraw cash
See mortgage balance sheets and walk through the process with clients.

What does Lindsey do with clients?
The total circle represents their income, then cut it in half - 1/2: household expenses (water, power bills, mortgage) , 1/4 taxes, 1/4 debt.
Very few people have savings.
After you know their goals, where they want to be in the future.
They have now financial education, then they need to know money concepts.
How to make the savings portion bigger for the clients: reduce taxes, reduce expenses / we try to make the savings portion bigger.
How to leverage taxes, savings and investment plans.
Identify their goals, where they are now and where they want to be.
Work with a budget, spreadsheet and network statement.
