Amazing results until now
Surveys permanent - 3 portions - seller can buy a new seller for the buyer
seller will provide the survey in the signed T47 (in front of a notary)
if the seller does not provide those 2 documents, there will be a new survey at the sellers expense
5 contracts 1 Amy, 2 Katy, 1 Jody, 1 Shana
5 closings : 1 Linda, 1 Shana, 1 Mike S., 1 Amy, 1 Rachel


2. Getting Seller to Make Repairs w/No Buyer Option Period
Shout out to Katy, she has been working with a buyer in a very competitive price point . She worked very hard and is under contract.
Buyer wanted some repairs, seller said yes.
Remember who you are working for, make questions.
Just ask - don't be afraid to ask
Be in control - the buyer could walk away because they had a back up offer. But be in control and avoid starting over everything
The power has shifted from seller to buyer
Balance it, is it worthy to go back and start over?


3. May 2021 Real Estate Update
There is a lot going on right now in the market and we have to be aware.
Sales are still off the charts - 3 weeks of inventory - 6 months is the normal time
Seller still need to go somewhere.
We have a lot of demand and low supply, because builders are having less time than usual.
People are moving from big cities
New highs established -
Great realtors are more important than ever - professionalism and knowledge is very important
This is the time to show your skills
Land is more valuable than ever - people want more space to live in
Starlink Internet is coming -- This does change things - people are now able to make home office and work from home, no matter where they are.
Builders backed up
Construction is slow
Supplies are out of stock
Listing agents dealing with multiple offers - you need to be prepared and know how to handle multiple offers
Buyers agents scrambling
Lots of fall out
Try back up offers
Consider fixer uppers
Get an agent who cares and will try


4. Listing Agent Liability: Front Door Key
Who has the key - put the back in the lock box
Who is responsible for home
Prepare for crazy - be prepared
Is it a frat house
Last one out turn off the lights
If the owners are out for the weekend, make sure everything is ok at the end, all lights are off and all doors are closed.
