Property Taxes when you have land


We have many clients moving in here, looking for land.
If your client is purchasing land, there are some key things you need to know.
Value the land and file the permissions
Principal use of the land needs to be agriculture - if not you won't be able to grow anything
Intensity of the property needs to be similar
You have to be in production for at least 7 years
File an application in time
They are there to provide education to people - they teach the public - no students

How does the CAD interpret intensity?
Agriculture around us - Collin county is over 50% in agriculture
Farm land - older age groups
Massive turn over in the land ownership
Denton County - do not consult Collin county, you need to go to your county
Livestock - how many are there?

Agriculture - change of use - paying a tax
Negotiate - if you change from corn to cotton or other you won't have to pay
Buy agricultural land - fill paperwork - notify there's been a change in ownership
If someone decides to grow corn they have to notify
